IT’S 8:01 ON FRIDAY MORNING
Hello, {{ Fname | reader }}!
It’s been great to have some rain this week, even with some rolling thunder on Thursday afternoon. Given that we’re under a hosepipe ban and officially in drought, this has been very welcome. Hopefully the duck ponds will have had a little top up too.
The 8:01 will always remain free, but we’ve now introduced an optional Season Ticket for readers who’d like to support the newsletter and get a little more from it along the way.
Season Ticket holders will get things like The Month Ahead local events guide, access to the private Season Ticket Holders channel in the 8:01 Community, occasional local offers and a few other extras as they’re added.
It’s £4 a month or £35 for the year.

A welcome rainbow over Lower Camden
THIS WEEK AT A GLANCE
This week’s newsletter welcomes the much-needed rain after a long dry spell, alongside local plans including a Tea & Chat meetup at Resta Coffee, a wartime military fair at Chislehurst Caves, and Christ Church’s two-day Holiday at Home event for seniors. There’s also an update on another Deptford trackside fire disrupting journeys into London, plus welcome news that Waldo Road recycling centre is expected to reopen in November.

The #1 Roth Conversion Mistake That Costs Retirees
Most people missed the first Roth conversion window. History is offering a rare second chance — but not a long one.
With today's tax rates extended, IRA Millionaires have a brief stretch of historically low brackets left. When it closes, the math changes: higher rates, bigger required distributions, and fewer conversion opportunities each year you wait.
Craig Wear, CFP®, has spent 15+ years helping more than 3,000 families with $1M+ in IRAs plan Roth conversions — helping them avoid a projected $10B+ in lifetime taxes. His new book, Roth Conversion Reset, is the step-by-step playbook:
Lock in today's low rates
Avoid RMD surprises at 73
Protect your spouse from survivor taxes
Keep more for your heirs
The book is free — no credit card, no shipping. The full PDF lands in your inbox in minutes.

🚂 THE COMMUTE
MORE TRACKSIDE FIRES
There was another fire in Deptford this week that once again disrupted travel to the city similar to the previous fire we wrote about in June. It wasn’t the Recycling Centre this time but a nearby waste facility, and whilst I doubt there’s any link between the two events, it is concerning for this to happen twice just a few months apart.
👂 HEARD ON THE PLATFORM
Waldo Road recycling centre is due to re-open in November after being closed for some time whilst they refurbished the location. This will be welcome news for sure for those of us that have been treking over to Beckenham instead.
